Creating a brief Collapse

We will go through a few stages to ensure we are working to exactly the brief you want. Initially we will meet with you for a free consultation to get to know about you and your project before preparing a fee quote. Once appointed we will come to see the project again and develop a written brief document. This helps us to ensure that what we are on the same page and sets out your goals and aspirations for the project, giving us the chance to understand how you want to use the space, and provide some ideas and solutions which you might not have considered.

Taking the time to develop the brief and understand your expectations with regards to budget, scale, style, environmental aims, and the uses of the proposals will mean that we have laid the right foundations before the project begins- helping get the most out of the design stages.

First Consultation Expand

Our first consultation is free. We will come and meet you introduce ourselves, and see if we are a good fit for your project. We will discuss your aims and ideas and let you know our initial thoughts before preparing a fee quotation that is tailored to what you need.

Fees Expand

Each of our fee quotes is bespoke to ensure you are getting exactly what you need. Fee’s will vary depending on the scale and complexity of the project. We will meet with you to discuss your aims and the outcomes you want and provide a tailored fee proposal that is suitable to meet your project requirements.

Planning Permission Expand

We will advise you on what approvals are necessary for your site and project and can act as an agent on your behalf. We have a fantastic record of successful planning applications with a wide range of local authorities.

Project Processes Expand

Every project can be tailored to what you need. We follow the RIBA plan of work which is an industry standard, this has stages 0-5 taking you from initial briefing and helping you define exactly what you want, design development, planning drawings, technical drawings, tendering, construction and finally, handover.

We will discuss with you which of these services you need at the offset to make sure the process is right for you.

Dispute Management Expand

Construction projects can be costly and expensive and occasionaly disputes can occur as there are a number of parties involved. During the design stage we work hard to ensure that our information is thorough and detailed, and we review other consultants work, working with them to ensure that all the information is coordinated. This helps the ease the construction stage and allow the project to progress smoothly.

We also offer a contract administration service. The contract administrator helps to assist the smooth running and proper management of the project when it goes on site; aiding communications and managing expectations between the client and contractor and undertaking regular site visits and meetings. The contract administrator helps to deal with, and manage any disputes fairly, under the terms of the contract.

Health & Safety Expand

Architects are well placed to assist and advise on health and safety concerns. Under CDM 2015 and The Building Safety Act 2022 we have a responsibility as designers to consider health and safety throughout the design and construction phase of a project. We can also act as the principle designer for projects - taking a lead in planning, managing, monitoring, and coordinating health and safety risks throughout the project.

Where required we can also get other consultants in such as fire consultants and we will work with these to ensure safety is a top priority.

Building Quality Control Expand

As architects we love the small details and have a keen eye for quality and finishes. During the design stage we will work to define the details, finishes, and level of quality carefully with you- helping you achieve the end result you want. When you appoint us for RIBA stage 5 services (during construction) we can carry out regular site visits and inspections to check on the progress and quality at all stages.

    Hickman and Smith Architects have worked on a wealth of beautiful listed and historic buildings and on many projects within conservation areas. Three of the architects in the practice are conservation registrants. We love to work with old buildings and can help clients to celebrate and preserve the historic features of their buildings. Having a heritage property comes with constraints on what you can change and do, we are experienced in navigating listed building planning consents and working with heritage properties to achieve your goals and make the most of the fantastic opportunities that come with a heritage project.

    As well as helping with the tendering process to ensure the right contractor for the job is appointed, Hickman and Smith can provide contract administration services throughout the construction stage.

    We have experience acting as contract administrators on a range of projects and contract types. We can bring our design and construction experience to the project, helping to meet your expectations down to the smallest detail.

    Cost can be affected by so many different factors and the markets are regularly fluctuating. Understanding your programme constraints, project requirements and desires, and the budget available is essential for delivering feasible projects to our clients.

    We can explore the options and possibilities with your project and collaborate closely with quantity surveys and contractors to advise on costs.

    Feasibility Studies

    Feasibility studies are a great option when you are not sure of the best approach for your building or land. We can explore a range of high-level options to help inform your decisions and decide on the best option for you.

    Working closely with you to establish your goals and preferences for the project as well as considering any specific requirements or constraints on the project we can help and advise on the best options available to you.

    We will take into consideration the planning and other statutory requirements that will be required for each option. If required, we often collaborate with quantity surveyors and agents to help give high-level cost indications for both build and sale of letting prices.

    Planning Drawings

    During the design stage, we will show you a number of different options and ideas to help you achieve your ideal design. Once we have worked with you to fix the design you want, we can prepare the drawings, visuals, and information required for a planning application.

    We have worked in a range of local authorities and can help to navigate the requirements of the different local plans and statutory requirements. We will act as the agent to manage the application and liaise with the local authority to make the process run as smoothly as possible.

    Technical Drawings

    The technical stage (RIBA stage 4) is where we will develop a detailed package of drawings showing how the building will be constructed. The technical drawings will include detailed notes and specifications of items to ensure that the project complies with building regulations and other statutory requirements. Depending on the scale and complexity of the project we can also provide specifications and schedules covering all architectural items for construction and fit out.

    During this stage, we will collaborate with other consultants to refine the design. Other disciplines such as structural engineers, mechanical and electrical engineers, and acousticians may be required to provide a fully detailed package. Part of our role is coordinating all of the consultant’s design work together and ensuring that the information is complete and reflects your aims and desires for the project.

    These drawings, specifications and schedules will be used for the pricing of the work by a contractor or quantity surveyor, and for the building regulations application (which we can submit and manage as required). We have experience across a wide range of project and procurement types and can provide stage 4 drawings ranging from small minor works projects to large traditional or design and build contracts.
